Renting in Hell’s Kitchen
Hell’s Kitchen has more large rental buildings than any other neighborhood in this index, and they fall into three clear clusters. The first is the far west end of 42nd Street, where Silver Towers, SKY and River Place stand near the Hudson. Together they hold more than 3,600 apartments, and SKY rises 71 floors. The second is West 57th Street at Eleventh Avenue, where The Max, VIA 57 West and Helena 57 West face Hudson River Park, with Mercedes House a few blocks south on West 54th Street. The third is the older Clinton blocks around Ninth and Tenth Avenues in the West 40s and 50s.
The biggest building here is also the oldest large one. Manhattan Plaza on West 43rd Street opened in 1977 with 1,689 apartments in two towers, and much of it was set aside as subsidized housing for people working in the performing arts, a link to the Theater District next door that it still keeps. Most of the rest went up after 1998, and the newest, The Ellery on West 43rd Street, was completed in 2024.
The trade-off in Hell’s Kitchen is distance from the subway. Buildings near Eighth and Ninth Avenues are a short walk from the A, C and E, but the towers along Eleventh and Twelfth Avenues can be a 10 to 15 minute walk from a station. Residents there lean on the 7 at 34th Street–Hudson Yards and the M42, M50 and M57 crosstown buses. In return they get river views, Hudson River Park and Pier 84 at the end of the block, and Ninth Avenue’s long run of restaurants close by.
Management is spread out. Related Companies, TF Cornerstone, Silverstein Properties, the Durst Organization and the Gotham Organization each run more than one building, so it pays to compare buildings from different landlords before you sign.
