Renting in Chelsea
Chelsea’s large rental buildings come in two waves. The first is a group of mid-rise and high-rise buildings that went up around 2001 on and near Sixth Avenue, after that corridor was rezoned for housing in the 1990s. The Capitol, 777 Sixth Avenue, Chelsea Landmark, The Westminster, The Sierra and The Chelsea were all completed that year, and they sit within a block or two of the F, M, 1 and PATH trains.
The second wave is in West Chelsea, near the Hudson. The High Line opened in 2009, and the gallery district around it filled in with new rentals: The Tate on West 23rd Street in 2002, The Caledonia on West 17th Street in 2008 with the High Line running beside it, Ten23 in 2011, AVA High Line in 2013 and Avalon West Chelsea in 2014. Avalon West Chelsea is the largest building in the neighborhood, with 710 apartments. These buildings trade subway convenience for parks: the nearest station is often the C or E on Eighth Avenue, but Hudson River Park, Chelsea Piers and the High Line are at the door.
