Renting in the Financial District
The Financial District is the best place in New York to live in a converted office tower. Since the 1990s, city incentives have encouraged owners to turn older office buildings around Wall Street into apartments, and many of the buildings in this index started life as something else. 71 Broadway dates from 1898, The Crest at 63 Wall Street from 1928, Twenty Exchange from 1931 and 70 Pine from 1932. 70 Pine is a 66-floor Art Deco skyscraper that now holds 612 rental apartments. Postwar office buildings followed the same path, including 20 Broad Street, Dwell95 at 95 Wall Street and 10 Hanover Square.
Converted buildings have a character of their own. Expect landmark lobbies and high ceilings, but also deep floor plates, which can mean unusual layouts and some bedrooms with limited windows. It is worth seeing a unit in person before signing.
Purpose-built towers fill out the rest. The best known is 8 Spruce Street, Frank Gehry’s rippling steel tower near City Hall. At 76 floors it is the tallest rental building in this index. 2 Gold Street, 19 Dutch and Barclay Tower are newer high-rises with full amenity packages.
The area changes character after hours. Weekday streets are crowded, while evenings and weekends are quieter, especially away from the South Street Seaport and Stone Street. Transit is excellent: the 2, 3, 4, 5, A, C, J, Z, R, W and 1 trains all stop here, and the Staten Island Ferry and East River ferries leave from the southern tip. The Battery, the East River Esplanade and Battery Park City’s waterfront are all close.
