Renting on the Upper West Side

The Upper West Side is mostly a neighborhood of prewar co-ops, brownstones and mid-size rentals, so the large rental buildings indexed here are a small and distinctive group. They split into two kinds: a cluster of postwar and new construction in the West 90s along Columbus and Amsterdam Avenues, and a handful of prewar rental houses on the side streets near Central Park.

The anchor is Park West Village, the largest building in this neighborhood by a wide margin. It has 2,500 apartments in towers built around 1960 as part of an urban renewal project between West 97th and West 100th Streets. The new buildings beside it, 775, 801, 805 and 808 Columbus Avenue, went up between 2009 and 2010, and the Brodsky Organization runs all four. Brodsky manages more buildings here than any other company in the index, including the prewar 160 West 71st Street and 253 West 72nd Street.

For prewar character at rental scale, look at the Equity Residential buildings: Parc 77 on West 77th Street dates from 1903, Parc Coliseum on West 71st Street from 1917, and Parc Cameron on West 86th Street from 1927. These are smaller buildings of 137 to 177 apartments, and they are among the oldest in the whole index.

Transit is strong along the whole stretch. The 1, 2 and 3 run under Broadway with express stops at 72nd and 96th Streets, and the B and C run along Central Park West. Riverside Park and Central Park are each within a few blocks of almost every building listed. Anyone looking further south, near Lincoln Center, should also browse Lincoln Square, which holds the newer high-rises of the West 60s.
