Renting in Tribeca

Tribeca is one of the most expensive neighborhoods in New York, and most of its housing is in converted loft buildings and condominiums rather than large rental towers. The handful of big rental buildings indexed here are worth knowing about because they account for a large share of the neighborhood’s rental apartments.

The largest by far is Independence Plaza, whose three 39-story towers opened in 1975 under the Mitchell-Lama program and hold 1,328 apartments. Tribeca Tower on Duane Street followed in 1991, and at 52 floors it is the tallest building here. Related Companies manages three of the four, including the smaller 89 Murray and 456 Washington.

The neighborhood’s appeal is its cobblestone streets, cast-iron and warehouse architecture, and quiet residential blocks a short walk from the Financial District. Hudson River Park’s piers, Washington Market Park and some of the city’s best-known restaurants are close by, and the 1, 2, 3, A, C and E all stop at Chambers Street. Battery Park City, with its own cluster of rental towers, is just across West Street.
