Renting in Greenpoint

Greenpoint, Brooklyn’s northernmost neighborhood, was for generations a working waterfront and the center of the city’s Polish community, with low-rise row houses inland and factories along the river. The 2005 rezoning of the Greenpoint and Williamsburg waterfront changed the shoreline, and every large rental building indexed here was completed between 2018 and 2022.

Most belong to Greenpoint Landing, the roughly 22-acre development by Brookfield Properties and Park Tower Group near the mouth of Newtown Creek, planned for about 5,500 apartments. Eagle + West, the two OMA-designed towers completed in 2022, is the largest with 745 apartments. The Greenpoint on India Street, from 2018, is the one large building here outside Greenpoint Landing.

The draw is new waterfront buildings with an established, walkable neighborhood behind them, from Manhattan Avenue’s shops to Franklin Street’s restaurants and McCarren Park. Transit is the trade-off: the G is the only subway, so many residents rely on the NYC Ferry from India Street to reach Midtown and Lower Manhattan.
