Renting in Downtown Brooklyn
Downtown Brooklyn is the youngest large-building neighborhood in this index. Every one of the buildings listed here was completed in 2010 or later. That is no accident. A 2004 rezoning turned an area of offices, courts and parking lots into one of the fastest-growing residential districts in the city, and the towers that followed now give Downtown Brooklyn the tallest skyline in the borough.
The buildings are big and tall. AVA DoBro on Willoughby Street has 826 apartments across 58 floors, Hub on Schermerhorn Street has 750 across 55, and The Brook on Fulton Street, completed in 2025, rises 52 floors. Most are classic amenity towers with gyms, roof decks, lounges and doormen, aimed at renters who want new construction with a short commute to Manhattan.
That commute is the main draw. Few places in New York have better subway access. Jay Street–MetroTech, Hoyt–Schermerhorn, DeKalb Avenue and Borough Hall together serve the A, C, F, R, G, 2, 3, 4, 5, B and Q trains, and Lower Manhattan is one or two stops away. Atlantic Terminal and the Long Island Rail Road are a short walk east.
The neighborhood is busy rather than quiet. Fulton Street Mall and the City Point shopping center are at its center, and the streets fill with office workers and students during the day. Fort Greene Park, Brooklyn Bridge Park and the brownstone blocks of Brooklyn Heights and Boerum Hill are all within walking distance for a change of pace.
No single landlord dominates. AvalonBay, TF Cornerstone and Lalezarian Properties each run two buildings, and the rest are spread across a dozen other companies, which gives renters plenty of choice within a few blocks.
