Of the 27 Queens rental buildings in this index, 23 are in a single corner of the borough. Long Island City, directly across the East River from Midtown Manhattan, has become one of New York’s largest clusters of new rental towers in barely two decades. For renters who want Manhattan views and a short commute without Manhattan prices, it is often the first place to look.
Short answer: This index lists 10 rental buildings in Hunters Point, 8 in Court Square and 5 in Dutch Kills. The Hunters Point buildings alone hold 5,754 apartments, an average of 575 per building, and were completed between 2002 and 2025. The largest is Gotham Point, with 1,132 apartments over 57 floors. TF Cornerstone manages six of the ten Hunters Point buildings. The 7 train reaches Grand Central in one stop from Vernon Boulevard–Jackson Avenue.

How Hunters Point was built
The waterfront developed in two phases. Queens West, a state-led redevelopment of old rail yards and industrial land, produced the first towers along Center Boulevard: Avalon Riverview in 2002, followed by a run of buildings through 2014. Hunters Point South, the city-led project further south, came next, with Gotham Point completed in 2022, 5203 Center Boulevard the same year, and 2-20 Malt Drive in 2025. Several Hunters Point South buildings include income-restricted apartments alongside market-rate units, so it is worth checking NYC Housing Connect for lotteries.

Why renters choose LIC
- The commute. One stop to Grand Central on the 7, multiple lines at Court Square, and ferry service from the waterfront.
- The view. The skyline across the river, from the United Nations to the Empire State Building, is the neighborhood’s calling card.
- Parks on the water. Gantry Plaza State Park and Hunters Point South Park line the shore below the towers.
- Newer buildings. Almost everything here is twenty-first-century construction, with the amenity packages that come with it.
What to weigh
LIC is quieter than Manhattan, and its retail is still filling in, concentrated along Vernon Boulevard and Jackson Avenue. Because a few large landlords manage much of the stock, it can pay to tour several of one company’s buildings in an afternoon and compare.
